  • "Does the Multiple Listing Service (MLS) alone determine the CMA accurately ?"
    No, although it is the main area for statistics we must also take into account the condition of the comparable homes, local changes and the direction of the market.
  • "Shouldn´t we try to price it high and then come down if we need to?
    It is a balancing act between using different pricing strategies, however a home usually has the most traffic within the first 30-60 days of being listed.

    Advertising in and of itself doesn´t raise the price. Advertising tells the world that your home is available, with certain features, benefits and at what price so that you can get the most value for your home in the shortest amount of time possible!

    On my initial meeting with owners(s) we have the following important discussion which all owner(s) should have with their REALTOR® before they list!

    During our initial meeting we review what your needs and concerns are and develop a plan to achieve them.  We also need to review the following:
